Brooklyn real estate hits near-records in Q2 2026 as Carroll Gardens surges

New York City’s real estate market reached new heights in the second quarter of 2026, and Brooklyn is a part of that story. According to PropertyShark’s latest report on the city’s 50 most expensive neighborhoods, the borough’s median sale price climbed 6% year-over-year to $899,000 — marking the second-highest median sale price ever recorded for Brooklyn. Citywide, the median sale price set a new all-time record at $825,000 (up 3% Y-o-Y). Brooklyn placed 23 neighborhoods in the city’s top 50, with 19 of those surpassing the $1 million mark.

Carroll Gardens is the most expensive neighborhood in Brooklyn, but it also secured the #4 spot in all of New York City in Q2, 2026. The neighborhood’s median sale price doubled year-over-year to $2.68 million — the sharpest price increase among the city’s top 50.

Columbia Street Waterfront ($1.875M) ranks #2, DUMBO ($1.825) #3, Park Slope ($1.76M) #4, Fort Greene ($1.72M) #5, and Cobble Hill ($1.7M) #6 in Brooklyn.
